Silverleaf Resorts in Frisco, Texas - Timeshares-I'm hearing all kinds of stuff about good turning into bad

OK, all you finance wizzes out there-or people who have had firsthand experience-let's clear things up once and for all so people (including me) can know what timeshares really are and when the problems come into play. There's obvious evidence that maybe they're not so great after all in certain circumstances. Are there legal teeth to owning timeshares/are they like stock? Does purchasing them inevitably mean thousands of dollars? After seeing people talk about them first hand I'm beginning to think that maybe they could be OK but only from companies that know what they're doing and aren't out to scam

I’ll provide you with a few facts about timeshares after that your own your own if you still would purchase one. First, timeshares have not resale value.

If you would like to get ride of it 20 - 30 years down the road you can’t. Second, when they throw you the sales pitch about this is something you will own forever and can give to your kids and grandkids. You will be giving them a Bill!! That’s right a BILL!

They will pay maintenance fees every month.

Lastly, when the fees go up you will still have to pay and your kids will pay and your grandkids will pay. If the bill is $250, all the timeshare organization has to do is raise the fee to $1,000, then where are you?

WE HAVE BEEN PAYING ON OUR APPLE MOUNTAIN RESORT FOR ABOUT ONE YEAR AND SO WE TRY TO GET RESERVATIONS FOR OUR 1ST WEDDING ANNIVERSARY, AND WHEN WE FINALLY DO GET A CONFIRMATION FOR JULY 11-13 WE DRIVE FOR THREE HOURS AFTER WORKING ALL DAY ONLY TO ARRIVE AND BE TOLD THAT THEY WOULD HAVE TO PUT US UP IN A HOTEL DUE TO MAINTENANCE PROBLEMS IN FOUR OF THE ROOMS AND NO ONE HAD AN ANSWER AS TO WHY WE WEREN'T NOTIFIED OF THIS BEFORE WE LEFT HOME BECAUSE THERE WAS PLENTY OF TIME TO DO SO.

I agree with Rickey. I visited a Silverleaf Resort last year.

I had a hard time getting reservations, when I finally receive confimation dates of travel I thought every thing was great, until I arrived at the location. When I enter my room it was hurrible. I immiately when back to the reservation office to maybe get a room change.

I was told that everything was taken. I later found out silverleaf use the good rooms to put someone else in to try and get them to buy timeshare.

What had happended was they used your room to put someone else in to try and get them to buy a timeshare. They already have you.

I would file a complaint with the states Attorney General office.

This isn't the first time and it sure won't be the last. Wait until you call to make reservations for your deeded week and it's not available.

Silverleaf Resorts in Fort Worth, Texas - Silverleaf Timeshare resale value

Silverleaf Timeshare resale value For those of you who are thinking about buying a timeshare or who have just bought one. Your Silverleaf timeshare is like a car it looses value as soon as you get out the parking lot. Don’t even think about equity that goes out the window as well. I encourage you to do an online search of companies who list timeshares for sale. I bet your bottom dollar Silverleaf resorts will be available. Look at those prices compared to the prices you were offered or will be offered. As many of you already know your first offered is something outrageous like $25K for an annual blue week 1. After say no 20 times that number will change to $5K. I personally say run the other way if someone says timeshare, but if you must. Go to the presentation say no 100 times walk out the door and buy your timeshare online. And for those of you who just bought a timeshare check your states sales law (Attorney General Office) you may still be able to cancel and buy a cheaper one online and save some money. As for me I won’t have anything to do with another timeshare company again thanks to my good friends at Silverleaf!

My family purchased our membership/Timeshare at Silver Leaf two years ago and have stayed there once. I would like to "exchange" our time for RCI but am unsure of how to go about this.

The number on the RCI website didn't work 866-280-7499.

Any advice? I was thinking to use a week and go on my honeymoon in about 10 months...

Silverleaf Resorts in Georgetown, Texas - Silverleaf is a scam!!! Watch out!!!

Silverleaf is a company that is worthless. We went out to take a tour of the silverleaf in Canyon lake. Me and my husband end it up buying but within three days cancel. We realize that it is cheaper to travel with packages then these resorts.We put $150 dollars cash down for the $1200 timeshare. They promised by Texas law they would return our money. Its been over a month and haven't recieved nothing. I have tried calling their coporate office and it's just a huge run around So if you are looking to buy a timeshare make sure to investigate and know what your getting yourself into.

If I were you I would contact the Better Business Bureau and the states attorney generals office a letter from one of those places should get some people moving. A letter from your lawyer will do the trick also. Good luck and tell everyone to stay away.
