It’s not right to be charged a high maintenance fee, A credit card holder for any damages, And now a fee to check into the resort when there was a contract for a non-fee endless Escape! They say the extra fee is to cover damage... then why the credit card hold to cover damage... why the maintenance raise every year - 2 years if everyone including Holiday Inn owners is Allowed to use the property. The DEEDED OWNERS IS TO PAY THe PRICE FOR EVERYONE! Outsiders have a hotel fee and Holiday Inn Club have a point fee... we need a lawyer that can sort out all the riches of the new owner and help the deeded owners learn our rights!

I know that we have a right to be apart of the meeting held by Silverleaf resort NONPROFITS... which also means that we can VOTE FOR THE PRESIDENT AND BE APART OF THE MEETINGS IF WE AGREE IN WRITING. Everyone needs to read the TEXAS TIMESHARE BYLAWS... I refuse to be taken advantage of...

They are also trying to say that we don’t participant in the meetings that’s why we are not informed but those meetings are not updated meetings... they are a thug way of forcing owners to buy more deeds or in this case POINTS. If we don’t agree to purchase more deeds and in this case points they turn into bullies and then asked why did we agree to meet with them... when it suppose to be a updated meeting not a buying fest. I am sick of this abuse. They are also trying to turn the non-fee and the deeded weekend fest against each other for their pleasure of raising ever Ofer. WE HAVE RIGHTS AND TBEY ARE NOT TO BE TAKEN ADVANTAGE OF... please add me to this law suit.

Overly Charging Owners

Silverleaf is very greedy and trying to make millions on owners who have already made them rich. Charging a ridiculous amount of money to owners on yearly maintenance fees and yet we don't see the value add. Moreover, charging $25 more on bonus time for Sunday thru Thursday, and $50-$75 for Friday and Saturday. Clearly this is a tragedy what they are doing to the owners. Everyone needs to speak up, voice your opinion and maybe things will change for the positive.

My family would be happy to join a class action lawsuit as well

We are extremely upset about changes to bonus time and constantly raising maintenance fees. This is no longer a economically choice for family vacationing. WE own 2 unit and they also have changed the ability to book two unit at the same time. I am don with this place I feel like we have wasted years of money.

Silverleaf owners are being bullied and pushed into HICV/OL points conversions for thousands of $ more. Orange Lake and Holiday Inn Club Vacations have taken away nearly all the benefits of owning and have taken steps to also devalue the weeks people paid 10's of thousands of dollars for.

We as a group are now tired of this. This is a fund for a firm to take our case and get back ALL the benefits they have stripped away illegally AND compensation for damages. Many people have just given up and given back their deeds. Please don't do that.

Fight with us to get was is justly ours! We have not comitted to a firm yet but will publish it on FB when we do. We are the group on FB Silverleaf Resorts Owners Group! Please, to make this fair to all donors ONLY donate $200.

Do not donate less, nor more.... This is VERY important... Initially we were going to ask for $1000/person but we have found this to be excessive for some people....

If we prevail in a suit, I believe I can figure out how to refund donations to the cause if the Atty fees are in the settlement... Classaction?????

I've been with Silverleaf for over 20 years. We have always loved going down to the Villages because we could just drive down and back.

The only problem is going to one of those 90 min meetings that normally turn into 3-4 hours of your time. They just won't let you out of there.

The problem I'm having now is since Holiday Inn have taken over they want you to go to the point system. They told us that our old unit that's not the point system wouldn't be affected. WELLLL that was a lie.

Now they want to charge $25.00 a day through the week and $75.00 a day for the weekend.

They are trying to force people to walk away so they can resale the units. If anyone is filing a class action please let me know@***n-johnson@***.rr.com

Change in bonus time

Yes I would like to be part of and action against Silverleaf/Holiday Vacations. They sell you on the fact that bonus time is free and now they want to charge you an arm and leg to use it.

Yes they never tell you about the fine print where they can made any change they want. That isn't the way it was sold to me.

I am being charged also...and I was in the grandfathering in group - my internet site was down for almost 6 weeks...when I finally got back in, there is now a charged assigned when setting up for endless escape...I am furious!!!

I have read the disclosure guide and there is a clause which allows them to change the ****fees**** from time to time at their discretion (Doc 1). However, in the membership portion of the document (doc 2) it clearly states that 1.

Sunday through Thursday there are {no fees} required. 2. Timeshares purchased before Jan 9, 2001 {are not charged} fees on the weekend. (I also know that Silverleaf bought/traded-in these older units to upgrade owners into newer units.

They then turned around and sold them back to new owners with all the original perks included. They made it clear when purchasing that you had to buy them from SL for those perks to be valid and written into the deeds. Then told you what an amazing opportunity it was to own one of the older deeds. I also remember going to a Owners meeting at another location and them asking how we had these benefits when we bought after the said date.

I purchased an old Holiday Hills deed from this period because of the bonus time. It was the deciding factor for us because they had locations near where my kids went to college. The one clause state that they can change the (fees) from time to time, But Sunday through Thursday there are no fees required and none required for those grandfathered in. I'm no lawyer but you cannot change something that did not require a fee in the first place when you state in your clause that only the fees can be changed from time to time.

We also need a copy of the Original because this has been amended to include HICV. (Doc 1) (a) a $49.95 fee for a Friday night included in the Reservation, and (b) a $49.95 fee for a Saturday night included in the Reservation; provided, however, that Grandfathered Owners shall not be charged weekend fees. Only the two primary owners named on Silverleaf Club’s records are permitted to make Reservations and check-in at the Participating Resort under the Bonus Time Program. Rental of Reservations is expressly prohibited as Bonus Time privileges are only for the benefit of Members and any guest(s) accompanying said Members in connection with the Reservation.

Members who book Reservations on behalf of third parties and/or who check-into the Participating Resort on behalf of third parties are in violation of the terms and conditions of the Bonus Time Program and this Disclosure Guide and will be subject to suspension and/or termination pursuant to Sections 4(a) and 4(b) hereof. Any cancellation made within 48 hours of the Member’s scheduled arrival will result in a $50 cancellation fee plus the forfeiture of any Reservation fees paid. If a Member cancels his or her Reservation more than 48 hours prior to the Member’s scheduled arrival, any Reservation fees paid will be refunded to Member. ******There are no annual membership fees or an enrollment fee for a Member’s participation in the Bonus Time Program.

All ****fees**** associated with the Bonus Time Program may be modified by Silverleaf Club from time to time, in Silverleaf Club’s sole discretion. Doc 2 Memberships In order to participate in the Program, a member must own a vacation ownership interest at one of Participating resorts. There is no membership fee associated with this program: however, a member must be an owner under contract with a participating resort.

Reservations made uses from Sunday through Thursday !!!!!!do not require a ***fee****, however, a ***fee*** of 49.95 is charged for a Friday night reservation and for a Saturday night reservation. Members who purchased a Timeshare interest on or before Jan 9, 2001 ("Grandfathered Owners") are ****not charged a weekend fee****.

Endless Escape has no fees in the past and has never had any fees. Our Endless Escape says no fees charged for the max of 6 nights.

We were sold Endless Escape along with the Deed and the big difference is Endless Escape has a 1 to 6 night were the newer Bonus Time have 1 to 3 nights only. I have never been charged a fee since 1988 and that is the way it was sold.

purchased ours in April 1987. Red Week, Endless Escape and FREE usage of Bonus time can stay 6 nights, wait a week and stay 6 more nights.

I STILL have my contract and it DOES NOT mention "fees" for usage. This is why we bought.

Owners for 35 years pissed

We bought in during the early 80's. Free endless escape was a bonus incentive to join.

It's in our contract. We now own two presidential units and used our bonus time many times free over the years. Now that Holiday Inn owns it its being run more like a hotel. I recently received the letter from Holiday Inn about charging $25 per night and more for weekends.

Enough!

I'll join a class action law suit if there is one. I'm pissed!

Purchased in 1987. This is BS AND "unlawful" as Holiday Inn only bought resorts and NOT individuals contracts. This is a way of "pushing out" people who have been faithful to pay their dues for over 30 years.

With the 2015 Sliverleaf buyout Holiday Inn Club Vacation’s press release announced it gained 120,000 Silverleaf Owners. Since that time Mike and I have experienced maintenance fees that have more than doubled.

Our cousin and a friend let us know they have defaulted on their deeds due to the exorbitant fee hikes. If there are still 120,000 owners, across the board HCIV is receiving from Silverleaf owners at least a conservative number $120,000,000 for annual upkeep and maintenance, over and above the original purchase price of very conservative extremely low cost of $10,000 a unit (most of us paid much more) which would total more than $1,200,000,000. My contracts define bonus time as “already paid for, unused inventory”. The accommodations that are made available with a bonus time program includes lodge, log cabin, lockouts, efficiency, ambassadors, chairman, and president units.

Availability is created when a regular owner is not coming for his or her owned and paid for week. The units placed in bonus time were already sold, and this attempt at double dipping for an $25 additional fee per night is repugnant. The aforementioned leads me to believe Holiday is Inn Club Vacations and Silverleaf Club should not be experiencing any hardship that would impeded free bonus time use. Pissed Off and Ripped Off

This must go public. This issue with Holiday Inn attempting to force the Grandfathered Silverleaf owners into purchasing into the Holiday Inn Resorts points program at astronomical prices, yet not providing a fair price for the week that is owned.

How they send out a letter dated 4 Dec 2018 stating the "Bonus Time" usage will now be charged a fee of $25.00 per night Sunday - Thursday and $75.00 per night for Friday and Saturday.

All this because plenty of Silverleaf owners have not and will not convert to a points program at a fair price. Although they have not mentioned "Endless Escape", I'm sure its next if not already addressed

Silverleaf Owners need to stand together on this or lose everything

I am with you. I am a Diamond Owner with two "Endless Escape" properties and they have decided to lump us all in one category.

People buying in now or in recent years were not offered the EE program, that program is not sold by Silverleaf since many years.

I don't know if in your state the the new owners Holiday Inn Vacation Club is also renting out lodges, presidential and ambassador suites to the public as well. Check some of the web site providers like Orbitz and others. We pay for maintenance and they collect from other sources as well and still the monthly fees go up and upgrades are poorly done or maintained.

File a complaint with the Attorney General in the state you live in. You can also file complaints with the Attorney General in the state the timeshares are located.

Remember, Silverleaf started in Texas, so make sure you file there, too. A lot of upset Silverleaf owners are already doing this. The more complaints the Attorney General gets about this, the better. He is more likely to look into the problem if 100 people file than if only 10 file.

Put as much information as you can in your complaint. Also, anything that has affected you personally.

Yes, we too went this weekend to our timeshare resort to find out that bonus time will incur fees. They tried to get us to sell out our weeks for points with a big price to pay.

We did not buy into it. I really believe they are trying to squeeze us week owners out.

We just went to an owner's meeting and also called corporate. We were told that our bonus time is no longer free.

Would love to get into a class action lawsuit.

This is fraud and the owners need to stand together and not let a large corporation run over the average person. They think because we are just common people that we will let them run over us.

The Silverleaf company has changed rules on bonus time. Was charge only Friday / Saturday .. because of what they said was premium time and to help allocate to those who wanted it most. I think they have done these sneaky reviews of what you value and found out that most of the owners like free bonus time. It is what made the difference in our plans to purchase. We aim to retire in a few years and would use often during the week. That plan is scrubbed now. I can understand that units need be cleaned, sheets done, etc, so why not a per stay charge instead of the $25 per night. They don't spend near that amount on cleaning and turning a unit around.

We have been owners with Silverleaf Resorts since 1983. We were 30 yrs old when we bought the timeshare. We are now 65 and on fixed incomes. We should have been grandfathered in. We can no longer use the Bonus Time because we can't afford it. This is not right and shouldn't be legal.

I agree, most of are retired and on fixed incomes. I think in one way they are trying to force some of us out so they can either resale and much greater price OR they are trying to reduce their membership so they can rent the units out to the general public.

This by the way, I have heard repeatedly they do anyway. Simply put, its greed, greed and more greed.

Unfair Pricing for Bonus Time

I am very upset with the pricing of Bonus Time. Right out of the blue Silverleaf decided to charge extra money for the use of resorts in the program. We have had our two weeks in the family for 20+ years and this is the worse situation ever. We pay lots of money for the so called maintenance and yet most of the units are is dire straights of repairs and cleanliness. Now they want more money. I have heard many rumors that Silverleaf is renting out our Presidential units to the general public. OK, so outsiders come and reck the place and the owners have to pay. This is absolutely outrageous.

I stand with you, just got the notice about the 25.oo per night. How can they continue to change our contracts and continue to go up on our fees.

They are bullying us to sell our old contracts. Who is looking out for the old owners.

I will continue to monitor this feed to follow any action. We need to stand together.

Took away our free bonus time

We have owned Silverleaf for over 20 years we bought the timeshare because of free bonus time Holuday vacation club ended our free bonus time and increased maintanence cost we want to deed oyr week back to them they are giving us such a hard time

Take Action Immediately

With all the complaints about Silverleaf and their unfair tactics, please notify your State Attorney General. They are telling me that when they receive a sufficient number of complaints they will investigate. Please keep the momentum going, notify the AF now.
