Should of known not to go ..

So I went to the " 90 " presentation at Silverleaf resort by Tyler tx to see if it was legit and all I have to say is what a huge headache I got from it. When I got there the front desk lady was rude ,waited 30 minutes for a sales lady to come get me to show me around the so called resort " which personally the most amazing view were all the trees surrounding the place". We sat in another building where there were I'm guessing other winners "40 + people" loud and very awkward, so the lady asked question after question and finally took us around to the tour after 20 min or so took us back to the crowded building and that's where the offers and numbers and comfortable prices got shoved in. Best thing is just say no like 20 times so a manager and her manager come out and get aggravated and you'll be sent out finally to claim your "prize". For sure you get a 50 dollar card to spend at restaurant it lists but really the cars they say you can we in and the big chunk of money is determined by a scratch off , don't see big chance of that happening , better chances with lottery scratch off! But overall it sucked!! Don't go and save that gas money on something productive and important ..

What did you need for the 90 minute presentation?

What convinced you to stay after the rude front desk and the 30 minute wait?

Silverleaf Resorts - Deceptive Booking Policy Review

I was lied to upon buying this the man who sold me my " Presidential" was fired for doing coke in the parking lot a few weeks later he lied to my now I am in debt and they are ruining my credit score!! Oh and by the way I've been paying for 3 years and can't even book a vacation any resort I ask to go to is a waiting list of 6 months and they never call back! I asked to sell my unit back and they said you can't and if you don't pay you will have a foreclosure on your credit! I am an only parent mom and now my home is on the market because silverleaf ruined me with their lies! When I go to my local resort they won't let my teenage girls 20,18,16 use the pool or gym unless I am there!! Hum!! Hello I have to work and its summer and I pay 500.00$ a month and they can't use it!!! Do not buy from these people Ever!!! You will be sorry I am sad and I have to sell my home now!

I also have the same problem! I regret the day I signed those papers!

I've been paying for 7 years!

my grand daughter lost her i pod at oak and spruce and we went down the minute we got back from the pool and told them enen discribed the man who took it cause he left us a coffee maker and took the i pod off the table where he left us the coffeemaker and never took the broken one out. they made it sound like we were lying and told me they would check it out and never called back i called home office and got the run around again she had it only 6 days as it was a christmas present and we had to eat it .

not a good place to call a vacation spot they should be insured for that kind of stuff but basically i was told it was sad but too bad.

a nice example to tell a 9 year old sorry but just eat it. i wish i never bought into it and am thinking on just letting it go caluse you never can use it and now they charge you extra if your family is more then 5 to use the pool

*** Salesman Tried to Lure Us at Strawberry Fest in Illinois

On 6/22/14 I had one of the most bizarre experiences of my life. My boyfriend and I were at the popular Strawberry Festival in Long Grove, IL. We were walking by all these kisoks and I spotted this company's kiosk which had flyers that said we could win a free trip to Vegas! I went up to the salesman, am orange-haired man in his 30's, and asked if I could fill out the form to win a free Vegas trip. He proceeded to tell me that all I had to do was fill out the contest form, so I did. He then proceeded to tell me I had to fill out a second form with more personal information to automatically win the trip to Vegas. I started to fill out the forms for myself and my boyfriend, but as I was filling them out, the salesman said we both had to give him $20 each and we would be reimbursed DOUBLE the amount after we went to the program they were hosting to buy a timeshare, and THEN we would get the free trip to Vegas. My boyfriend told him we didn't have any money on us, and the salesman aggressively offered TO WALK WITH US TO OUR CAR and get OUR MONEY WITH US. That was when I got really creeped out, and I told him that we would need to review the company and think about our decision. And then the salesman proceeded to get very ANGRY at us, said we had to pay RIGHT NOW, and then threatened to tear up our applications. He really did dramatically tear up our applications and said we didn't have any chance now to win the trip to Vegas. This whole experience reminded me of that South Park episode where all the kids' parents are tortured for hours and hours at a resort, and the only way out of it is to buy a timeshare. So DON'T fall for this company's lies, and I definitely knew right off the bat if the salesman trying to get us to sign up is that aggressive, we'd probably be tortured for the whole supposed Vegas trip too!

SILVER LEAF THE COMPANY WITH NO HEART

this company should have negative stars for being heartless. i own three vacation weeks with silver leaf. two of the mortgages are paid off. my son had cancer last year. i am very happy that he is now cancer free. i could not work for a good part of last year and this year. i always managed to pay something on the account. last month i paid $600.00 on the account. i am so fed up with silver leaf that i have made arrangements to free up some money to pay off the remainder of the mortgage which should be around 1200.00. i have called three times and keep getting transferred to the operators in the philippians who are very rude and have informed me that i am in "stage 3 foreclosure'. what!!! do me a favor, take me to court! i am taking time out of my day to work this out and they are rude. i called the corporate offices - members services and i explained the entire situation, without raising my voice and the guy hung up on me. i hope that conversation was taped. on another note : the salesman will tell you whatever they have to to close the deal and when it comes time to come through on their end, everyone points the finger at someone else. don't do business with this company. it's bad karma.

You cannot resell a timeshare. I mean, you COULD, but nobody will buy it and Silverleaf has made it even more impossible by stating in the contract that certain perks do not convey to any subsequent owner you sell to.

If you do not make your payments, someone who does not speak English will call you EVERY SINGLE DAY from Malasia. If you think the Salespeople are obnoxious, wait until you get a load of how they make their debt collectors harass you. At Silverleaf you get it on both ends, and in between you get to have fun...but since they sell to anybody there might be a shooting at the pool (like in Conroe recently) or a baby is allowed to drown in the pool (like last week at Seaside) because Silverleaf will literally sell to anyone with a hefty down payment. No credit check.

Just pay the money and you are in!

There is a Silverleaf owners group on Yahoo Groups. I strongly suggest all Silverleaf owners join it.

Highly trained in not listening to the word no.

I'm not saying it a bad deal If you can afford it. And 90 min

That's bull try 5 1/2 hours and I had my 2 year old grandson. We should be better informed like don't bring kids cuz we are going to keep you here until you say yes. The lesion I learned don't pay 80 dollars for a vacation and all you have to do is listen to a salesmen for 90

min.cuz that is *** lot of *** !

Guest

First off...! I am so sorry but on the other hand absolutely estatic in hearing about your son!!

Also, I am VERY sorry to hear about your "bad" experience with SilverLeaf. However..., as a sales person of SilverLeaf Resorts we are highly trained in sales as well as being fully trained on our program "vacation ownership" and it's amazing benefits it has to offer. Obviously, you loved the program and understood not only the amazing benefits but the amount of money you will have saved by becoming an owner. Our vacation ownership program is meant to relieve stress, not cause stress and is why we repeatedly ask you if you have any question, if you understand the program, and if you can see how our vacation ownership program will benefit you and your family.

So with understanding and seeing the benefits..? The program sales itself. We even ask how much of a deposit you can "comfortably" put down and most importantly and my whole point as to why I'm even commenting but, also monthly payment wise what you would be able to afford with us informing you that even if something were to happen in the near future because that's the reality of life and the unexpected happening, to where it wouldn't have an effect on your monthly payment, effect you from providing food on your table for your family but most importantly, prevent you from not being able to vacation anymore. Otherwise....this program is and was not meant for you (financially).

Before I became a sales rep for SilverLeaf I became an owner, because as a newly single mother of 2 beautiful girls who I felt like I was depriving them by thinking financially and with just having a divorce that I couldn't afford to take them on vacations like they were once used to going on until I went on the tour myself and in all honesty was only there and interested in receiving my free gifts in which one being a 5day/4night stay at a water park resort but again as you and I both know in order to receive our free gifts we had to sit through a 90 minute presentation. The sales rep I had was awesome and not only made the whole experience fun but also would inform me that they are not going to shove anything down my throat to where at the end of the tour would feel pressured in to buying something that I couldn't afford or didn't see the program benefiting my family which was very comforting to hear and him explaining every step of the tour and what to expect. So with him explaining everything to me, I actually was able to relax and was able to listen to what he had to say in explaining the program knowing I wasn't going to be pressured in to anything I didn't want to buy. So with that said...I absolutely loved the program, saw how it would benefit me and my 2 girls as well as seeing and learning that financially I could most definitely afford it even if something were to happen or come up in the future.

RCI is absolutely amazing!! $219 to stay at a 5 star 2brm/2bth resort for 8days/7nights any where in the world?? That's unbelievable!! Not only that but he even showed me how to make money and profit from sending my friends on there dream vacation and stay at a 5 star resort and charge them 1/3 or even 1/2 of the cost that they would end up paying because of them not having RCI.

That would pay at least 2-3 of my monthly payments!!

Again...bottom line is we are highly trained as well as being very knowledgable about the program we are selling and are constantly informing them that this program is not meant to cause stress....it is meant to relieve stress and save you LOTS of money!! But then again you saw those same amazing benefits as well and is exactly why you had become an owner yourself!!

So again....I am sorry to hear about what happened to your son but am so glad to hear that he beat the disease and is now cancer free. But please don't come on this site bashing the wonderful company that I work for and truly believe in as well as seeing true testimonials from families I have sold vacation ownership to and truly changing there lives for the better!!

Obviously you felt the same way because you became an owner yourself!! No one forced you, or took your credit card from you and forced you to buy a deed.

You even had a grace period to back out if you wanted to!! So maybe now would be a great time to schedule a vacation so that you can relax and maybe change your frame of thinking from being so NEGATIVE and celebrate your sons life knowing that unexpected things can happen at anytime

Yes Lorin such a wonderful company why would they hang up on her and why were they so stinking rude ? Yep now that's a wonderful company sounds to me u need to take one of them vacations to see if you can start thinking a little Better and open your eyes a little better are hey go back and get some more of that training you no the one where u guys don't listen to the word NO !

reply icon Replying to comment of Guest-842229

You guys are trained to sell and make them and yourself money the word no can't afford it is not within you listening range when u get tired that when your partner steps in. And they go on and on all the while us saying no no no !

And 90 min. That's full of bull and u know it. Our appointment was at noon and it was 5:30 before we were able to leave we were so tired and stressed out we didn't even go to the water park we went back to the hotel. You guys fell to mention it wouldn't be a good ideal to bring your grandkids to these things !!

So yea your trained very well I see !! And the tour in her car was a nightmare against my better judgment she said my grandson would not need a car seat that we were just going down the road she failed to mention how many roads we would be going down.

I'm not at all saying its a bad deal if u can afford it. But the way u guys will do and say anything is what upsets me !!

They lost my info and refuse to return my money.

Paid the $20 "reservation fee" to sit there for the 90 mins to say NO to everything out of their mouths. I've done this before and ALWAYS got the free trips and everything promised, but not from these scammers. They lost my name and two months later I am still waiting for my $20, the trip voucher and the White Sox tickets they promised. I've done a lot of these silly time share plays and musicals but this is the ONLY dishonest one I have come across in 30 years of listening to the ridiculous speeches. Called and emailed numerous times and they still have not and will not respond.

My wife and I have been with Silverleaf since 1997. We started out with a 2BR/1BA cabin at Lake 'o the Wood with Endless Escapes for bonus time.

After a couple of years or so, we upgraded to a 2BR/2BA condo at Holly Lake.

(NOTE: Using our equity from our cabin, we got a 0% (zero percent) loan to upgrade to this condo...PLUS, we got ZERO maintenance fee.

After another couple of years, we upgraded to a 2BR/2BA lodge at Holiday Hills in Branson, Missouri...also, with ZERO maintenance fee!!

After another couple of years, we upgraded again to a Presidential Unit at Silverleaf's Seaside Resort in Galveston, Texas...NOTE: Also, with ZERO maintenance fees!!!

We have made several day trips to Silverleaf (The Villages or Holly Lake) for an owner's 'update' several times. We usually hold out for $100/$150 cash for the 'visit'. But, we stand firm on our ZERO MAINTENANCE FEE. We've turned down several attempts to sell us an extra week for Diamond privileges due to financial difficulties, some of which really made us sad because of the GREAT DEALS.

We've since bought a blue Presidential at Fox River, week 5.

While we couldn't get zero maintenance, we got $50... not bad. Our bonus time is Sun -Thu, free, and $50 for Fri/Sat. Through the years, we've mostly used our Endless Escape bonus time, though we have, on occasion, used our deeded week.

We've enjoyed our association with Silverleaf, but it has not been without hiccups. Basically, if you can't afford to buy, DON'T BUY.... no matter how appealing the incentive is. Silverleaf employees work on a commission basis....

the more property they sell, the more they get paid. No sale, NO PAY. CAVEAT EMPTOR (BUYER BEWARE). Don't blame them if you are convinced to buy.

Get EVERYTHING in writing.

Take responsibility for YOUR actions. http://silverleaf-resorts.pissedconsumer.com/review-201410****5295.html

So, clearly, "Doc" is a timeshare salesman giving us his/her crocodile tears.

What I would recommend is contacting the Attorney General or whatever regulatory authority in the state in which you did the tour has responsibility for regulating timeshare sales. There might be names, addresses, phone numbers and/or complaint forms online.

Look for laws or regulations online as well.

I hope you have your agreement in writing, as that will help your case. What the heck, the worst you lose is a stamp.

Guest

You claim you have done many of these "silly" things in the past but now you are claiming you've been scammed. You know full well and with all intentions, the company pays for and the consultant makes a living for his/her family buy trying to show you a better way to travel with you family and friends.

And you just sit there for 90 minutes just saying no to everyone and everything. If you know going in you have zero interest and you're only going for a handout while others are trying to help you and feed their families, who's the scammer now? I'm sorry but as an owner, you know in advance, you work the system by "playing the little game" and you're upset? Personally, I think you're playing a little game now.

How am I supposed to take a scammer seriously. To me it sounds like you just want more of something free. Do everyone a favor. STOP!

You're putting families at risk and you will deal with karma. There is never a free lunch.

Nothing is for free. Just my humble opinion

They scammed me and my husband!

I was at a fair and they stopped me and said that I won all these trips. They guaranteed a 3 day 2 nights get a way to great escape. All I would have to do according to the guy was visit their resort and fill out a survey about how the resort could be better. This was a LIE! I paid a $20.00 deposit to hold our "spot". A few days before our appointment I researched them and found out that this whole idea about the trips was a scam. They want to lure people into their facility to try and sell them timeshares. Apparently, they do not give up and become very nasty when you decline their offer. I tried to cancel our appointment because they omitted the fact that they would be trying to sell us stuff the whole time. They told me that we couldn't get it back unless we go there. When I first signed up they told us that we can cancel anytime and get our deposit back...Again this was a LIE. They did not give us our deposit back and said that the only way to get it back would be to go there and sit through their presentation. There is no way in *** I am stepping foot in that place! Beware and stay away from these people they will say and do anything to lure you into their resort!! Apparently they honor the trips, but with many stipulations that make it impossible for you to actually take it. Thank god we did not go! I only lost the $20 dollar deposit.

SilverLeaf Resort- Get them back! Extra Visa Cards

Updated by user Apr 23, 2014

I'd like to share a website that I now use to book instead of cutting corners looking for a deal that is non-existent. http://trips4less365.paycationonline.com/vpk.asp Hope this helps you all. Thank You for reading my experience with Silverleaf.

Original review Jan 21, 2014
Silverleaf has a marketing company to reel in potential victims. My fiancee and I met this scamming company at the Hartford Connecticut Convention Center for a Bridal Show. The marketing representative explained that we could either win a prize or sign up for one.So we signed up for the cruise for $99.00 which she wrote " 1 yr. to cancel 100% refund. cruise for two 4/3 nights airfare included".
We booked an appt. and the Silverleaf paid for a hotel in Pittsfield, MA at The Crowne Plaza 20 minutes away from the resort in Lee, Massachusetts for 2 nights and 3 days. So we stayed to do the presentation so that we would not break the contract agreement which was suppose to be for "90 minutes" and ended up being 3 hours! My fiance was dealing with an incompetent sales rep. who couldn't even tell the definition of equity in today's market. After much embarrassment to the rep. he replied saying " do you see where my conundrum is?"
Anyhow, after the first representative he got a second guy to try and sell us this bogus resort deals that we would never use for a variety of reasons. The second rep. was extremely upset we didn't buy into the deal which he lowered from $15,500 to $10,000. My fiance told the man "your wasting your time".
In the end we left with (2) $40.00 Visa Cards that I had been enraged about over the phone before getting to the resort to ensure it was documented in the email which in our mind was our $80 back from the $99 we spent and then we stayed at the hotel for free on SilverLeaf's account or you can look at it as we paid for it ourselves. The last representatives we spoke with at the resort finally gave us a voucher for CHOICE A- Air Hotel Escape Choice B- Fly 2 Cruise Choice C- Vacation Getaway. To no surprise once again the *** is another scam you have to pay $198 for a reservation deposit... then as told by the spirit incentives rep. the fees and taxes are $450.00 and they work between vendors such as Carnival, Norwegian and Royal Caribbean and then you (the customer) are responsible to pay the remainder of the taxes and fees. So, if we decided to go it would be $648.00 for 2 persons which we could have done on our own.
Investment- $99.00
Gain- (2) $40 Visa Cards and a free hotel room at $122.00 per night= $244+ tax
Results: Silverleaf Loss about -$225.00 this time!
I hope other people learn of this company before they earn another dollar from innocent people turning them into victims.

We paid $25,000 for our Silverleaf timeshare. We received one week vacation every year with use of the grounds at the resorts.

We were so *** to invest in this timeshare ***. We have been several times to the resorts because I try to do something for the money my husband spent on this dumb timeshare. The rooms are so outdated. The worst thing no WI-FI in rooms, I had to walk to the restaurant part to use the internet.

The TV's are like 1990. SO terrible. The rooms walls were scratched and need a lot of work. The pool staff makes you get out to swim to show your pass all the time and they are so rude about it.

They say you can stay a week but you check in late on the first day at 5 pm and the check out day they want you out by 10 am. Soooo 2 days of that your really not chillin' there. You pay for all drink refills and they have poor upkeep on the putt-putt courses, the green is coming up. The interest on the timeshare payment was 2000 a year.

It totally sucks.

I have had epic vacations at Disneyland and I could have gone 5-6 more times to the Disneyland park and stay at their Disney resorts for what I paid for this ***. DONT WASTE YOUR MONEY ON THIS!

I have been on both sides. Many go for the free gifts..THEY KNOW THIS THATS WHY THE SALE IS HARD. I'm an ex salesman for silverleaf resorts. And an owner as well. I never used my book on the table because I have real experience at the resorts. Real pictures of my kids playing swimming, catching 1st fish. Most ppl complaining never been to one at all. I love the old bonus time... check on is the easiest anywhere but like I said most don't get past a pair of tickets or red lobster gift card...I was offered a job when I was on a tour there. They are successful because their product works.

Silverleaf is bad news and not worth it.

My wife and I were approached at travel show in Rosemont, Il and were offered a two night stay at Key Lime Cove, then the told me I had to put a $40 deposit for a presentation about their resort. I thought how bad could it be it was only going to be 90 mins. We arrived and had to wait 20 mins for a rep to call us in. It was a kindly old guy who was doing this more to get out of the house more than anything. We were put into a large room with tables for two and loud blairing music (and an ATM in the corner), they even had a mock of the property. I thought this isn't so bad, then the slick *** "manager" began the hard sell. When we told him we weren't interested he throw up his hands and said " there is nothing more I can do for you!". Then a third guy came over started in on numbers and what they can do for us. My mom was watching our two boys and wondering where we are called me. I told the sales guy we need to get going and he said what is your mom going to get "more pissed off". My eyelids were getting heavy and he could tell. Our 90 minute session was over 2 hours, got our Key Lime voucher and got the *** out of there. I felt like I need a shower and had just visited the Glengerry Glenross firm from the movie of the same name. Don't do anything with these people.

Wow your on the money with it all. We had the same experience today.

Pushy salesmen who kept comming and going and trying to get us to part with our savings. We were smart enough to not give in to their scam. We did recieve our free gifts to keylime cove, a 40dollar voucher and another vacation. Hmmm.

Wonder what other bs will come with that. I'm also curious if there are other hidden fees for keylime cove

Silverleaf Resorts - Running Shoes Review

We were loading up the car and had an infant running around in our unit. So, to get my running shoes away from her I threw them in the closet. I totally forgot to go back for them. I called the resort asking them if they would mail them to me. He immediately said that he needed to see if he had then first. Of course they had them. Jeremy told me they didn't find them, that maybe housekeeping didn't look in that closet. Not sure what's worse...the dishonesty of keeping my 200 dollar running shoes or the disgustiness of turning over a unit without cleaning every inch.

Not a complaint but questions...

I was at a festival and I signed up to win a retreat and I had to spin a wheel. I hit WON and the guys jaw dropped and said I didn't really expect anyone to win. He then told me about how I won 2 resort retreats.... The first one in Texas at the resort of my choice for 3days 2 night with 3 friends. The second was for me and one other person 3 days 2 night at any location in the country on a list they gave me. They said all amenities were included except Booz money and shopping of course as well as any damages. I asked if there was time share involved and he said "well yes we offer time shares but we aren't trying to sell you one. This is promotional blah blah blah and you and your guests will be walking advertisement basically for our resort. We do have you take a 90 minute toor of the resort when you get there." He did say in order to receive the prizes I had to pay a $79 tax for the hotels which is refundable within 30 days if I choose to not accept the prizes. If I make my reservations in 30 days for whatever time I want to go then they'll refund me $40 of that tax in a Visa card. I even called my mother to put the guy on the phone with her cuz she knows a lot about time shares and she seemed to say this seemed legitimate enough and told me to go for it. I don't know.... What do y'all think????

As far as the prizes go they are legit. MY friend and I use them to go on mini vacations all the time.

We just came back from San Antonio. We paid the $80 for a 2 night stay and did indeed recieve the $40 gift card.

The catch is sitting there listening to them go on and on about the resorts but in my opinion it is worth it. Go ahead and get your prizes

Guest

I had signed up for one of the drawings here in TX. I called and was told to their resort about an hour away to claim my prize and that I had an optional 90 minute tour of their resort.

I got there waited, they called a handful of us back and we were all brought into different rooms one by one. they were very nice and I did win 2 trips and I didn't do the 90 minute tour.

My personal experience was legit with them. I too was told there was no purchase necessary and that they do this for advertisement thru word of mouth.

Guest

i don't know if you have already received your gift but my answer is do not do it. 90 minutes turns into 5 hrs.

my experience with them was a 90 min. ordeal turned 5 hrs. i bought a timeshare regretfully. their resorts are not what they are cracked up to be and they do not take no for an answer.

if you do choose to go through with it watch your clock and get up at 90 min. get your prizes and leave.

Guest

Sounds like they are in the business of making people happy - and giving away money. NOT.

I would get the details in writing. No guy in a booth has to tell you the truth when trying to recruit you for a timeshare sale pitch.

Google the name of the company and see what you get. :-)

Hello, I send in cancelation notice on Saturday having purchased on Sunday. I am hoping to get out. I read the contract, it gives me 6 days. I signed on 2 plus 6 I sent it on 8 th. I bought in for a good deal on vacation and ability to take bonus time. I was mildly excited, but when she said my week was white and showed me the chart of weeks, there was not as much white time as I hoped. I expressed my concern. I think they wanted me to be not satisfied so that I would want to come back and upgrade, and give them more money. From what I gathered on this comment forum is that they do prey on uninformed. I didn't know much about timeshare, I didn't do the research. I wanted a vacation, an escape once in a while, but I do that as frugally as possible. Being alone by myself, time at my home is my vacation, I told them that. Yes they want commission, yes they want to sell and have repeat sales. I wanted bonus time and red week, they sold me white week and told me to try it and see how I like it. Really? If I try it and don't like it? Tough, I bought it. Boyer be ware, don't buy without research. Now what? I hope my cancelation goes trough and they refund me the money. Yea they ran my credit card two seconds after I signed. It is a debit card and they completely depleted it. I had to transfer funds there. It is overpriced for my budget. I liked the concept and of course it sounds great and appealing to many. Few have ability to take advantage of it, and they sell it to all. If few can the rest should, but they can't and are dismayed and frustrated. I just hope my cancelation goes through and I get refund.

Hopefully, you sent the cancellation by certified mail. Contact your bank and ask them to reverse the charges.

Do not take "no" for an answer. Debit card was a big mistake.

You will HATE this. See notices on this same page.
