Nothing good to say, from their customer service to their accommodations. They will happily take your money under any circumstances, even after youve paid for your timeshare & pay to give it back to them. Save your money & put it into a real resort or satisfying vacation.

SILVERLEAF IS ILLEGALLY CHARGING OWNERS MAINTENANCE FEES

I was a manager at SILVERLEAF RESORTS and after looking at there contracts that they had owners sign I saw where they were illegally charging owners maintenance fees . I approached the director of financial services because I had heard that SILVERLEAF RESORTS used the money from maintenance fees so that managers could go on vacation trips for free and go to restaurants for free .

I told the director of financial services that this was very wrong to charge owners maintenance fees so that Silverleaf executives and or mangers could have there own personal pleasures for free !! Because I was a manager I discovered a lot of things they were doing were very illegal . I recently decided I could no longer work for them because there business ethics were terrible . I will find some owners of Silverleaf Resorts and I will be filing a lawsuit against Silverleaf Resorts because I feel like they owe the owners millions of dollars for illegally charging the owners monthly MAINTENANCE FEES !!

If any Silverleaf Owners want to join me please let me know . Thanks

Since this post was from 11 years ago and we do not know if it is still valid, then maybe we should start up a new lawsuit. I know lots of other Silverleaf owners who feel they were scammed as well. Anyone know of a good attorney to get the ball rolling?

I would like to join in this lawsuit. I want to get rid of my two units and they told me I need to pay out all year maintenance fees with interest and penalty for the monthly services including the months the facility was closed and I think thats wrong.

Also, I will forfeit the condos by Jan 2022 or have legal action as stopped paying in this budget Covid time.

The prices go up and the quality and bonuses go down. Help and thanks the comments!

I would like to join the lawsuit and dump our 2 Silverleaf Resorts ASAP. They've been paid off for 20 years, but the bonus fees, deposits and maintenance fees are all outrageous. I'm sick of their lies, deceit, disregard, disrespect, unapproved contract changes, and unavailability.

OUR FIX RIVER RESORT ( SHERIDAN, IL ) SILVERLEAF TIMESHARE was PAID IN FULL , but they put a LIEN on TITLE for not paying their MAINTENANCE FEES for some months, since we were not using it‼ I called them to request the TITLE & to advise them of our INTENT TO SELL our TIMESHARE & they told me that They failed to register/record the TITLE & therefore TITLE could not be cleared of LIEN - BECAUSE IT DUD NOT EXIST⁉ IT LOOKS LIKE WR GOT SCAMMED ‼ NEED TO FILE LAW SUIT, ASAP, regardless of new ownership by HOLIDAY INN

Class Action Law Suit

Well, we have been involved with Silver Leaf since 1999 and like many have the endless escape, bonus time and have 2 Presidential units, and a lodge. We also have handicap access and Ambassador access if no Presidential units are available!

What a joke....sounds good in the sales room but NO ONE seems to have this information in their computers. This company has been sold so many times that it is like a yo-yo! Now, Holiday Inn Orange has bought it. Last visit to The Villages resulted in a salesman being extremely rude and pushing up against my husband.

When we complained corporate made excuses and were "sorry" but did not do anything about it. We need action...if interested stand behind your rights and LET'S take action.

Would be interested to hear from those willing to put forth the effort and help file a class action suit. Sorry folks, thought this was perfect for the golden years...think again.

Whatever you do, don’t trade in your week for points. What you have now for a week, you will not be able to purchase with points.

They will show you what your unit is worth (“worthless unless you trade to points”) but then you will have to put out more money to have what you already have now. Not worth it! I miss my Endless Escapes.

It’s why we bought too. Something I thought I would be able to enjoy.

We started an attempted lawsuit over a year ago, go find me the works, it over, nothing you or we can do, gave ours back to them at Horizon part of Orange Lake, took 4 months but we are free at last and thank God we are.

We are owners since 1999 and own a Lodge Unit. Endless escape was the only reason we bought as our professions don't allow us to take the same week every year for vacation.

Now we have to pay for our Endless Escape???? Not how it was explained to us. Also, maintenance fees are out of hand.

At $l03.64 a month, it makes it more and more difficult to keep up. Too many unethical changes going on!

Prize of 49,000?

Has anyone gotten a phone call saying that u have one $49,000 or a mercedes?(Highest prize) All you have to do is go to The Oak and Spruce resort and they give you a scratch off ticket.The highest prize is $49,000 or a mecedes, next prize is 1500 shopping spree, and the lowest they say is $500 in cash. I asked them if that's the least I'm walking away with, and they said yes. They say the 90 minute tour is optional.... hmmmm. DO I wanna drive 1hr 30 min with my husband and 3 kids to get scammed? Please help. Anyone get a phone call like this from entering and winning a contest in the mall?

Got a phone call saying the same thing. The lady said but somehow my prize had already been decided.

I have won a 3-day trip to Orlando or Las Vegas or a 5-day cruise.

All I needed to do was attend a 90-minute tour at a resort.

Decided to do a little investigation and it turns out their track record is not really impressive. Not wasting my time with this...

We have to pay them because they decided to sell our resort!

We were informed they were selling our resort in Missouri.

Due to this decision, Silverleaf wanted us to change our resort, or will pick our resort and week, or charge us $2,100.00 for our week so they can sell it.

Why are we paying them to make money off of the selling of our week and resort!?

Should they pay us for our deed, so they can sell it?

We have owned our week the day of the purchase. We paid our maintenance fee every year then every month.

We were good time-share owners, and we are now treated like this.

Any justification for this!

I know how it feels because Exploria Resorts did the same thing to us when they decided to sell our resort S of St. Louis, MO, so this is not my first rodeo.

My husband did not want to lose all the money that he spent buying his timeshare but we could not "upgrade" to a much more expensive timeshare in Florida or elsewhere because it would be mean higher maintenance fees every year plus the upfront cost of buying more timeshares from them to "level up" our ownership at a different property. He argued with them for over a year and we got nowhere. The regulations allow timeshare corporations to take advantage of people like us. They know how to push you into a corner.

Long story short, we lost this timeshare and walked away empty-handed. At least we didn't have to pay for a lawyer to "exit" the timeshare contract. The way I see it, you have 3 options with Silver Leaf: - Play their game, by their rules, to preserve your timeshare ownership. - Figure out a way to exit your timeshare contract and walk away from timeshare ownership altogether.

- Hire a real-estate lawyer to fight for you and explore if there is any way to get a better deal (this may be the most expensive option). Reality is that all three options will cost you money. So, it comes down to: (1) Do you like your timeshare vacation experience. (2) Do you want to continue being a timeshare owner.

(3) Do you have the financial resources to pay for the "upgrades" that they are going to push down your throat to transfer to another property + higher maintenance fees every year from now on. These corporations are only interested in their bottom-line

I have had this timeshare for years, and it is paid for but the annual maintenance fee keeps going up every year and when I call to use the timeshare over a weekend or week I can't get it. You have to wait 2 weeks before you can see what is available and when I call they want me to use the RCI and pay even more. Since Holiday Inn took them over they have been a real disappointment and they are not keeping their word in accordance with my deed.

Holiday Inn club vacations keeps wanting to take away and charge more for less

I agree with everybody else heres the latest I received email from them saying that owners with like holiday hills Hill country the villages Lake of the Woods they are wanting to reassign us other units they probably want to sell the property and profit millions of dollars I say give me my portion of the sale for my unit and they can have it

We as owners need to get together and file a class action suit against Holiday Inn club vacations

we owner silverleaf resort since 1999. all paid off for a long time.

we own LAKE OF THE OZARD, they want us to take another resort. which we don't want too. now THE FEE IS GOING UP $248,00. as a owner we should get together and file again them, is not fair they do what ever to us.

the fee is going up every year and now they try to kick us out and raise a big fee. totally unfair. if any of you have to deal with the same problem, please help us, i just want to get out .

so we don't have to deal with that head ache. PLEASE , PLEASE HELP thank you

I’m like you and have a unit that they are tearing down. They said we have to choose a new location and it is slim pickings.

We can never use our timeshare because of booked where we want to go. Do we have to move? I’d rather they just buy it back.

It is paid for! They’re probably going to sell this property for top dollar.

You have to book your stay 2 weeks in advance but, by that time someone else have the days you wanted. You can't go when you wanna go, you can only book when your color comes around, ( imagine that)!!!

Silverleaf Resorts - Contract fraud

We brought into Silverleaf Resorts in 1999. We never had any issues with them.

We gone to Texas, Illinois 3 to 4 times a year. We got in when they were running a special. It was called endless escape, this meant we never had to pay for bonus time. I had spine surgery in 2014 and we were not able to travel.

Then had family issues that took up all our spare time. My mom is 84 and has never gotten to go on a vacation like this, so I called to make a reservation and I was told it would cost us over $200 to go for the week. They was told the new company decided that everyone was going to pay extra. We never were told of this.

So I ask them how they could change our contract.

They basically said they can do what they want. We new Silverleaf had sold to Holiday Inn, but were never told of this until yesterday.
