I was lured to Silverleaf Resorts by a letter I received in the mail saying I was a big winner of a Cruise, and if I replied, I was also guaranteed one of four prizes: a car, a shopping spree, lots of money, or a 7 day vacation. I figured it was a scam, but curiosity got the best of me.

I took a tour of Piney Oaks Resort in Conroe, TX, and after the 20 min. tour, the sales rep worked on me for almost 4 hours! (of course, always being very polite and bubbly and wonderful). I had done the math and it was a big waste of money, but somehow the sales rep messed up my math and made it seem like the deal of a lifetime, so I finally gave in.

A few hours later, once I got home, I re-did the math and read the contract, and got spooked as to how much money they were going to milk me for! I got on the web and found out that, at least in Texas, by law, you have the right to cancel your contract of a Timeshare purchase without obligation if you do so within six days of signing the contract, and they are obligated to return your money within thirty days after receiving the cancelation notice (http://law.onecle.com/texas/property/221.041.00.html). Furthermore, if they make you sign a paper where you waive your right to cancel, that voids the contract. So people, if you got fooled into buying this, you may still have time to cancel! Read your contract! Use a search engine (google and such) and type your state and "timeshare cancellation" and something should come up.

The very next day after signing the contract, I mailed the cancelation notice to their headquarters in Dallas with certified registered mail (to protect myself), and I also went back to the resort and got them to sign a cancelation notice (again, for my protection), and they were very mad at me (totally different from when they were working on me to sign!) The lady actually complained to me that they would not get their commission because of me, that I made them waste their time, and that all the incentives they gave me at the time of contract signing (which I intend to use) are paid for by the salesperson, so I was being unfair and irrational and was taking advantage of them. Unbelievable!

Monetary Loss: $10000.

We did the same at the same place. The contract basically only works towards their advantage, and they were going to get us for a little over $14K!

We cancelled immediately after doing proper research. Oh well, it was a good learning experience, and I actually thanked them for their involvement in our crash course in the timeshare industry when cancelling the contract. It was good to go through their whole process, just to see how the whole process works. Now we know, and we will probably toy with salespeople in the future if we check out another timeshare, just for fun.

We never make impulse purchases like that. Anybody facing this situation, remember this - if it seems like it is too good to be true, it is! Nothing is for free, and commissioned salespeople don't give a *** about you, only their commission.

That is their job, and they are good at it since they do it every day.

you are still in your Silverleaf resort contract I have a way you can get out but you will lose the money that you already paid in the way I got out i upgraded my contract and when I upgraded the new contract they cancel the old which given me 6 days recession. to cancel so I wrote my cancellation letter and receive my deposit back now I'm done with them

Is this true? I'm afraid to upgrade, thinking they'll lock me into a new contract that doesn't offer a 6-day cancellation policy.

Under Texas timeshare, you have those 6 days to cancel. The contract is void if they do not list that in the contract.

So did it cancel or now you are stuck with your old contract now?..pls let me know.. cause i did.i upgraden 6 fays ago i already sent the cancellation i cant log in to my account.. but they lefte a message telling me to call about the cancellation and the person said if i still want to cancel we going back to the old contract ..

Silverleaf are liers they told me that my information would be kept private and that no one would know that we bought into the share. I get a phone call two days later from a relative saying that silverleaf had called them and that we were inviting them to come down to see the resort.

We had left some leads for them to call and i specifically asked if any of our information would be given out and they said NO!! Well sales lady I hope you got fired for lying to me!!!!

I purchased a Silverleaf timeshare this past Sunday (lured and tricked like everyone else). I sent the cancellation letter to their Dallas per the written documents overnight with returned receipt and delivery confirmation on Monday and have confirmation that they received it today.

In my letter I asked for written confirmation from Silverleaf of the cancellation. Does anyone know if they do send a letter to you saying that your contract has in fact in been canceled?

Also, how long does the refund usually take to get processed? Thanks.

I have nothing but *** from them, and can never get in. I have been promised everything under the sun that they don't deliver.

The one time I started getting testy with them the agreed to let us come up since "we had not had our yearly member meeting anyway". When we got there they could not find our reservation. But they "squeezed us in". Once in the rroom I walked outside on the patio to look righ tover their sewage plant.

REALLY. How can you get out of it if it has been a few years, everytime I try to insist on getting out they talk me out of it usually with no advantage.
