From day one when Silver Leaf preasured use to thinking we were getting a good deal it has been nothing better than a Nightmare . They lied about the RCI trade option it is not $199 for two weeks it is a point system trade that is based on your unit which my unit generates 9 point per year so I am only able to trade every two years rather than every year.

For my payment I selected auto withdrawal and every month they call and state the cannot withdrawel so we set auto wiithdrawel again and they call again the next month saying my auto with drawel is not set up. I am always getting marketing phone calls to get me to buy more. when I tell them to stop calling they offer free stays at there resort during the week. don't they relize people work and can't take week days off.

On another note the free vacations they gave us for purchaseing property were a scam we sent in our deposit and when trying to confirm reservations they said there was no availability and we were no longer eligibale for the vacations. they did send our deposits back.

As of today we have not had 1 day of use of the resorts just harrasing phone calls.

Monetary Loss: $9000.

CAVEAT EMPTOR (buyer beware)!!!

BONUS time??? Think about it...why do you have to pay for BONUS time? We have Endless Escape...unlimited 6-day stays (subject to availability and 'new' rules), weekdays/weekends!!!

AND, we have ZERO (nada, nul, zilch) maintenance fees!!! This is for LIFE!!! $50 per month = $600 per year...X 10 years = $6000. ($75 @ month = $900 @ year...X 10 years = $9000)

Also, our four adult children are on our deed...so each one of them can use any Silverleaf resort as an OWNER (including calling and making reservations.

My wife and I have been with Silverleaf since 1997. We started out with a 2BR/1BA cabin at Lake 'o the Woods. After a couple of years or so, we upgraded to a 2BR/2BA condo at Holly Lake. (NOTE: Using our equity from our cabin, we got a 0% (zero percent) loan to upgrade to this condo...PLUS, we got ZERO maintenance fee.

After another couple of years, we upgraded to a 2BR/2BA lodge at Holiday Hills in Branson, Missouri...also, with ZERO maintenance fee!!

After another couple of years, we upgraded again to a Presidential Unit at Silverleaf's Seaside Resort in Galveston, Texas...NOTE: Also, with ZERO maintenance fees!!!

We have made several day trips to Silverleaf (The Villages or Holly Lake) for an owner's 'update' several times. We usually hold out for $100/$150 cash. But, we stand firm on our ZERO MAINTENANCE FEE. Basically, we tell them that even if they 'give' us an extra week for free, if there was any maintenance fee ($25/$50/$75 or whatever), it was a deal breaker.

During our week stay in March 2012 at Holiday Hills (Branson), we went for the standard owner's update...NO deal, NO buy...but we did get a $100 Visa card. NOTE: We also visited a Wyndham Resort presentation and also got a $100 Visa card.

So far, we've stuck to our guns and we have NOT bought an extra week. Remember: Silverleaf sales reps are COMMISSION-ONLY. If you don't fall for the Silverleaf 'double talk' (lies), they DO NOT get paid. You get the cash...they end up with NADA!!!! Ha, ha, ha, ha, ha, ha, ha!!

We've had great luck with our Silverleaf properties. We've had over 130 uses in the 12 years we've owned.

The sales people do suck. All sales people push you. Admittedly S/L sales are high pressure. We own in Branson and at Galveston.

If you can afford to buy the property they are great. If it is difficult to afford, don't buy them. If how want RCI trading power, you have to spend more to get a better unit in a better resort. The resorts in NE Texas are not going to hold value like Branson does.

Lots of people go to Branson so the exchange power is higher. We get 19 for a lockout and 21 for our 1-bedroom. If you bank them together as a 2-bedroom they are worth 24 points. We bank with RCI separately so we get 40 total points.

You can go

To a gold crown in Vegas for 5 to 12 points 50 weeks a year. If you can't take vacations easily from your job, this may not be for you. My wife uses the condos a lot more than I do, but I do think out ownership with Silverleaf has been well worth the money. If you aren't able to use the program at least five times a year don't buy.

Also, if you don't have enough disposable income to afford to use the program five times a year don't buy in. This isn't harsh, just realistic.
